We work closely with all our clients to achieve a best fit of the budget and project aspirations. By the extensive use of 3D design visualisation software, we are able to fully understand the designs we are proposing.
Very often we design the computer model with the client present, whether this is in the same room or across the internet using Skype. We normally invoice at the end of each project stage. We offer a full service from concept to construction completion Most fully built projects will follow a similar process:
concept design
From the initial meeting, together with the Client we will work up a concept design, or a series of options. This will be developed in line with the Clients budget, often we will liaise with the local authorities to understand the best strategy for developing the design. All our designs are unique to the project, we don’t use the same scheme twice, as no two sites or brief will be the same
scheme design
Once a concept design has been agreed with the Client, the design will now evolve, again with Client meetings, into a developed scheme, by evolving the 3D computer model, demonstrating materials, furniture and fittings, the Client is able to fully understand the design proposal, the 3D software we use, even predicts the sun and shadows at any time during the day, at any time of the year. Interior and landscaping design can be developed to the Clients requirements. During this stage we will be considering construction strategies, liaising with structural engineers and other consultants as necessary to ensure that later stages in the design process run smoothly. At the end of this stage a planning application is usually submitted to the local planning authority
detailed design
Once planning permission has been approved, then we undertake the detailed design stage of the project, again with Client input, we draw up a set of detailed construction drawings for submission to Building Control and to enable Building contractors to submit competitive construction costs for the project 4
construction
Once Building Control approval has been received, we will advise on and set up the most appropriate form of construction contract for the project. We will oversee the works on site and advise on contractual matters that often occurs during the construction stage of the project. We can project manage the construction contract, to control the cost, quality and that the contractor adheres to the agreed construction period
